Here’s Why your Property just Won’t Sell

If you have had a property on the market for months, then you will understand how frustrating this can be. You may feel as though nothing you do works and that you are losing out on money as well. If you want to stop the vicious cycle from happening, then you need to look at the reasons why your home is not selling.

Too Expensive
It’s really common to overprice your home on the housing market. If you want to stop this then you need to look up the prices of other houses in the area. How do they compare to yours? Are they upgraded? Do they have an extra bathroom? If so then you need to price yours a little lower. If your property is on a realtor site, then it may be that you need to decrease the price for other reasons as well. For example, when a buyer searches for a property, there is a high chance that they will set a maximum price. If your property is just a little bit over this then your property won’t even show up to them, and this is a pitfall that a lot of sellers fall into. The more attractive you can make your property in terms of price and aesthetic value, the better. This is especially the case if you need a quick sale. When looking for a new property, Redrow are certainly the way to go.

Photos
Everyone wants to see photos. You have to remember that you are competing with hundreds of other potential properties on the market, and if your listing does not have photos then this won’t be doing you any favours at all. You need to give your buyer as much information as you possibly can so that they can make an informed decision. If you do not present them with what they need, or if you upload poorly taken photos then you won’t be getting many people looking around. Remember that first impressions are everything, and this all starts with your property listing, not at your front door.

Time
It’s often really difficult for you to sell your home in the middle of summer. The main reason for this is because people are off and enjoying their holidays. It can also be tough to sell your home in winter as well. The main focus is on Christmas and a lot of people can’t afford as much at this point. It’s worth being aware of this, because if you make a hasty decision then you may end up losing out on value. Wait a few months, and if your viewings do not improve or if you do not get an offer then it is worth looking into other reasons why your home might not be selling.

Personal
Everyone likes to give their home a personal touch. If you find that your home is too personal, then this can really put off a buyer. Sure, you might love your giant collection of stuffed bears but other people might not. If all they can see when they enter your home is things like this then it won’t be easy for them to imagine themselves in the property. You need to make your home as appealing as possible and this includes painting the walls in a nice, light colour. Put any large collections away in storage as well.

Pets
Your pet might be your pride and joy. If they are dominating every viewing you have however, then this can cause problems. People who are nervous about animals may be put off the house because of your pet, and this is the last thing that you need. They may also not be able to concentrate on viewing the house either, so put your dog in the back room or even take them to a neighbour during this time. You have to remember that making the decision to buy a house can be huge, and if you are not careful then you may end up influencing the other person’s decision in a negative way.

Estate Agent
Sometimes, you may be just signed up with the wrong estate agent for the job. Some estate agents will work harder than others, and although you do want to get the best value for money you do still need to make sure that you are choosing someone who can accurately reflect your property in the best possible light. If you aren’t sure which estate agent to go with then it is a good idea to go online and do your research.
